Total business returnDividend per share, plus the increase in adjusted diluted net asset value per share, divided by the adjusted diluted net asset value per share at the beginning of the period.Total development costAll capital expenditure on a project including the opening book value of the property on commencement of development, together with capitalised interest.
TDCTotal development cost. All capital expenditure on a project including the opening book value of the property on commencement of development, together with capitalised interest.
Total property returnValuation surplus, profit/(loss) on property sales and net rental income in respect of investment properties expressed as a percentage of opening book value of the investment property portfolio.
Total shareholder returnThe growth in value of a shareholding over a specified period, assuming that dividends are reinvested to purchase additional units of the stock.
Trading propertiesProperties held for trading purposes and shown as current assets in the balance sheet.
Turnover rentRental income which is related to an occupier's turnover.
TrilliumThe property outsourcing and investment arm of Land Securities who were sold to Telereal in January 2009. They manage and provide services to properties nationwide for a growing number of companies, local authorities and government departments.
Topped-up net initial yieldNet initial yield topped up for leases still in a rent-free period at the contracted rents per annum.
Temporary lettingsLettings for a period of one year or less. These are included within voids.
TSRTotal Shareholder Return. The growth in value of a shareholding over a specified period, assuming that dividends are reinvested to purchase additional units of the stock.
